Notes from the landowner

The Dry River property offers a DIY deer hunting opportunity in Unit 102, just north of Joes, Colorado in the eastern plains. Made up of several separate tracts located within a few miles of one another, this listing provides access to over 6,500 acres of private ground. This hunt is classified as “either species,” as both mule deer and whitetail can be found on the property, and a general buck tag for Unit 102 is good for either species. Access across the parcels will primarily be foot travel in areas without established two-tracks or roads. Where existing roads or two-tracks are present, vehicle use is permitted, but hunters must remain strictly on those established paths - no offroad travel or trail creation will be allowed. Several parcels border county roads, giving hunters the ability to play the wind and approach from different sides depending on conditions. There are also walk-in access areas and public lands bordering or near portions of the property, which can create outside pressure that may push deer movement toward private boundaries. Camping is not permitted on the property, but lodging is available in nearby towns such as Joes and Yuma, Colorado.

Game and habitat information

Dry River offers a strong mix of open plains, agricultural food sources, and a well-defined river-bottom corridor that together support both mule deer and whitetail in Unit 102. The property spans rolling sandhill terrain and broken ground that naturally create bedding pockets, travel routes, and excellent glassing country. Mule deer commonly use the higher ridges and open country where they can see long distances, bedding in the folds of the terrain and moving along ridge systems during early morning and evening hours. Surrounding irrigated crop fields and pivot corners provide dependable outside food sources, helping hold deer in the area and encouraging regular movement between feed and bedding cover. The Arikaree River in this stretch is a completely dry river bottom except after significant rainfall, but the wide sandy channel and mature cottonwood trees lining it create an established travel corridor with security cover and shade. This river-bottom habitat is especially attractive to whitetail while also serving as a transition zone for mule deer moving between open ground and nearby agriculture. The combination of open country, tree-lined river corridor, and surrounding ag ground creates consistent movement patterns and supports the caliber of deer shown from this property. This is true eastern Colorado either-species habitat where hunters can glass for mule deer on the hills and key in on river-bottom and ag transitions for whitetail.
