Plains UnitThis property includes 780 acres split between two separate parcels, located just a few miles north of the South Platte River near Mitchell, Nebraska. The property offers a good setup for whitetail deer hunting the Plains Unit, with wide-open areas well-suited to rifle hunters who prefer longer sight lines and room to glass. With that being said, bow hunters may also find success, especially with a careful approach. There's plenty of space to work with, giving hunters the flexibility to move and adapt based on conditions. Access is straightforward, with entry points found directly off public county roads. Hunters may responsibly park along the roadside, so long as they’re not impeding traffic. All hunters must follow Nebraska state regulations for deer hunting, including carrying the appropriate license and tags for the season and unit. Blinds and stands must be self-provided if hunters choose to use them. This is a practical and easy-to-navigate property that gives hunters the room and freedom to tailor their hunt to their own style and strategy. While there's no camping or lodging available on the land itself, overnight accommodations are easy to find in Mitchell or Scottsbluff, both of which are a short drive away.
The acreage on this farm is split between two parcels, each offering a mix of irrigated cropland and native cover that provides solid habitat for whitetail deer throughout the year. The East Farm includes approximately 397 acres of irrigated alfalfa and corn, which offer consistent food sources, particularly in late summer and into the fall. Adjacent to the fields are about 200 acres of rolling hills covered in native grasses, shrubs, and yucca, giving deer areas to bed down during the day or travel through with cover. Spotted Tail Creek runs across this section from northeast to southwest, serving as a reliable water source and a natural travel corridor for deer moving between feeding and bedding areas, especially during the rut. On the West Farm, there are around 125 acres of irrigated corn, another strong draw for whitetails during the hunting season. The remaining 60 acres consist of low, rolling hills with the same mix of native vegetation, providing additional bedding cover and edge habitat that whitetails tend to favor. The combination of open ag land, cover, and water creates a pattern that allows deer to comfortably move between food, cover, and security zones—making it easier for rifle hunters to spot movement at a distance, while still giving bowhunters places to tuck in for closer setups.

Reservation fees are due at the time of booking, and are non-refundable. 50% of the reservation is due at the time of booking for all OTC tags. The remaining 50% is due 1 month prior to the hunt.
If a cancellation is made after a deposit is place, the hunt will be moved to the following year.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
