The property has been under the stewardship of the same family for over a century, reflecting a deep commitment to conservation and sustainable land use. Primarily utilized as a cattle ranch, the property is subject to cattle operation at any time - though livestock are typically removed by October to ensure minimal disturbance during prime hunting seasons. For those seeking on-site accommodations, a main house and two cozy cabins are available for an additional fee, providing comfortable lodging options. Existing two-track roads facilitate navigation throughout the property; however, off-road travel is restricted to minimize environmental impact, with exceptions made for game retrieval, though packing out on foot is preferred to preserve the land's integrity. The use of hounds is encouraged and recommended while hunting on this property but is not required. Tracking fresh lion signs with the assistance of hounds significantly increases the likelihood of a successful hunt. All hunters will need to abide by Colorado state regulations for lion hunting on this property - please consult the CPW website for all regulations.
Mountain View Mountain Lions falls within Colorado's Game Management Unit 191. This property boasts a very healthy mountain lion population, benefiting from the state's robust conservation efforts. Colorado Parks and Wildlife estimates that the state is home to between 3,800 and 4,400 independent mountain lions, with populations having grown since they were classified as a big game species in 1965. The property's diverse landscape - comprising dark timber, aspen groves, open meadows, and spring-fed canyons - provides abundant cover and stalking opportunities for these elusive predators. The area supports plentiful prey species, including deer, elk and turkey, ensuring a consistent food source that sustains the healthy mountain lion population. There are also numerous denning areas and minimal hunting pressure, which creates a secure home range for all lions in the area. Reservation fees are due at the time of booking and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
