Resort Valley Ranch offers a challenging and rewarding opportunity to hunt mountain lions in GMU 461—a rugged, lightly pressured unit made up almost entirely of private land near Foxton, Colorado. Covering 3,600 acres of dense timber, rocky outcrops, and remote canyons, the property provides ideal habitat for lions and sees consistent activity throughout the winter season. The lion season in Colorado typically runs from late November through March, and hunters must complete a CPW-certified education course before purchasing a tag. Tactics like tracking with hounds, calling near fresh kill sites, or spot-and-stalk approaches all have potential on this terrain, especially for those willing to put in the effort. RVs are welcome on the property, and ATVs can be used on existing two-track roads—off-roading is prohibited except for game retrieval, and even then, it’s one path in and one path out. While the ranch has a solid road system, a few sections serve as community easements, so the occasional neighbor may pass through. With its rough country, low hunting pressure, and strong habitat, this ranch offers a true mountain lion hunting experience for those prepared to hunt hard and do it right.

This ranch is prime mountain lion country, made up of rugged draws, thick timber, aspen pockets, and rocky slopes tucked into GMU 461, one of Colorado’s most privately held and least pressured units. The mix of secluded cover, steep terrain, and a strong prey base makes this an ideal spot for lions to live and hunt year-round. The property supports healthy populations of elk, mule deer, and turkeys—offering mountain lions a steady food source and increasing the odds of consistent lion activity. North-facing slopes and isolated canyons provide perfect bedding and travel corridors, while the year-round water from creeks and springs keeps both predator and prey moving across the land. With so much of the surrounding unit locked in private ownership, lions here aren’t pushed around by heavy pressure, allowing them to maintain regular patterns. Whether you’re cutting tracks after a snow or calling into a remote basin, this is the kind of place where a serious hunter stands a real chance of punching a lion tag.

Access Duration

By reserving an adventure on this property, hunters will have access for the entire season of which they've booked. The exception here will be archery season, which will be limited to 7 day hunts, and won't be permitted during muzzleloader season.

Payment Process

Reservation fees are due at the time of booking and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.

Cancellation Policy

Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.

Availability

If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.

Trespassing

You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.

With prior permission, camping may be allowed on the property. Inquire with IO to set up camping ability.
Lodging is not inherently provided - however, an onsite cabin can be available for use if desired. The cabin boasts two bedrooms, sleeping 3-4 comfortably. There is a wood stove as well. It is off grid, and rustic.
