Notes from the landowner

This listing is strictly for doe hunting only - if you are a buck hunter, please use the buck listing found on the IO platform. Walker Ranch is a DIY mule deer hunting property north of Raymer, Colorado in GMU 88. This ranch consists of just over 8,200 acres of privately deeded land and is bordered on almost every side by public Pawnee National Grasslands. With public pressure in the area being historically heavy, it generally pushes more game within the private boundaries of Walker Ranch, increasing odds of success. Access to this property is required to be done mostly by foot - any existing main trails or roads may be used for traversing the area, but absolutely no off-roading will be permitted. As the landowners, we ask that you find a spot to park and hike into our property. This is an operating cattle ranch throughout the year, and you may see active cattle operations - though we generally have them finished by the fall. Landowner vouchers may be available through the landowners depending on what is drawn. Please expect to draw your own tag, and we can discuss options if you're unsuccessful. Mule deer tags in this unit can be drawn in both early and late rifle seasons, as well as archery and muzzleloader seasons. Lodging may also be available on site for the duration of your hunt, please inquire with IO if you're interested in booking the lodging.

Game and habitat information

Located in Colorado’s northeastern plains near Raymer, this GMU 88 property tends to hold doe mule deer in stronger numbers due to the combination of dependable water, security cover, and nearby agricultural forage. While much of the ranch is open pasture that sees limited consistent deer use, the canyons, valleys, and ravines create protected pockets of habitat that are better suited for doe groups and fawns. These broken terrain features provide bedding cover, protection from wind, and defined travel corridors, which are important for family groups that prioritize security over exposure. Multiple water sources—including stock tanks and natural water holes influenced by South Pawnee Creek—offer reliable moisture that can support more consistent daily use, particularly during dry stretches when water becomes a limiting factor on the landscape. In addition, neighboring wheat and corn fields just south of the property provide a dependable food source that does may utilize during evening and nighttime feeding patterns. The combination of water, security cover, and adjacent crops creates conditions that are more attractive to resident doe groups, concentrating their presence in the areas of the ranch that provide those key resources.
