11Located South of Maybell Colorado and West of Escarpment peak this 275 acre ranch sits at the base of the Danforth hills and is an important bridge between the high mountain oak scrub of Escarpment peak and the agricultural areas of the valley. This ranch has a long history of producing quality Mule Deer and Elk but to this point has had very restricted hunting. This property has both ag land, mountain scrub foothills, and a permanent water source. Access to approximately 10,000+ acres of BLM land via a private road gives hunters ample opportunity. This season Hunting is limited to archery season only. A campsite with water with nearby potable water is available. After booking, please feel free to reach out to an IO representative if you would like to talk directly to one of the owners about specifics of the property. There is a blind setup on the edge of one ag field that has proven to be a great spot for Mule Deer.
Mule deer frequent this property as they transition between the higher elevation cover of the Danforth Hills and the rich agricultural fields of the valley floor. The mix of irrigated land, foothill brush, and secluded bedding areas creates ideal conditions for patterning mature bucks, particularly during the early archery season. With limited past hunting pressure, the deer here are less pressured and more likely to move during daylight hours. The private access to surrounding BLM enhances the opportunity to intercept deer along natural funnels and ridgelines, especially as they begin staging for the fall migration.

Reservation fees are due at the time of booking, and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt. All OTC hunts will require a 50% deposit of the outdoorsman fee at the time of booking as well. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needed after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein
