191Tucked into the scenic foothills near Virginia Dale, Colorado, Mountain View Bear presents a great opportunity for a secluded hunting experience. This historic property has remained in the same family for over 100 years and continues to operate as a working cattle ranch. Please note that this means it is subject to cattle operations at any time - though cattle are usually removed from the property by October. In addition to the expansive private acreage, hunters can access bordering Roosevelt National Forest and the Cherokee State Wildlife Area directly from the property, significantly expanding the hunting range. Lodging may be available for an added fee, pending availability, with a comfortable ranch house and two rustic cabins offering a base camp in the heart of the property. Access throughout the property is provided via existing two-track roads, and while off-road travel is generally restricted to preserve the land, exceptions are made for retrieving harvested game. Packing out on foot remains the preferred method, helping to maintain the natural integrity of this longstanding family property.
Located within Colorado's Game Management Unit 191, this property offers a compelling opportunity for black bear hunting in a richly diverse and well-managed habitat. While GMU 191 is not widely known for dense bear populations, this particular property is an exception, supporting an extremely healthy and active bear presence. Landowners regularly observe bears across the landscape, with consistent sightings of traditional black bears and occasional appearances of cinnamon-phase bears, adding to the unique appeal. The property’s varied terrain - dark timber, aspen groves, open meadows, and spring-fed canyons - provides ideal forage and cover, supporting bear activity throughout the year. During the fall season, bears are especially active as they feed heavily on abundant food sources such as wild berries, available carcasses, and any other natural foods in preparation for hibernation. Colorado has regulated black bear hunting since 1935, emphasizing sustainable harvest practices, and this property follows suit with limited annual hunter access to ensure continued population health. With its strong bear presence, diverse habitat, and low hunting pressure, this property offers an exceptional, low-impact bear hunting experience in a peaceful and scenic setting.

Reservation fees are due at the time of booking and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
