It offers a rare opportunity to hunt on ground that has been in the same family for over a century and has historically received very minimal hunting pressure. Not only does it offer private access, but hunters also benefit from direct access to adjacent Roosevelt National Forest and the Cherokee State Wildlife Area, expanding the opportunity for exploration and game pursuit. The property functions as an active cattle operation and is subject to cattle ranch activity, though livestock are typically removed by October. Hunters are welcome to use existing two-track roads for navigation throughout the ranch, but restrictions apply for off-road travel. Any hunters found veering from existing paths and making their own to traverse the property will be fined. The only exception for off-road travel will be for game retrieval - although packing out on foot is preferred and encouraged for a low-impact approach. If hunters do travel off an existing road, they must take one path in and one path out.
Situated within Colorado’s well-regarded Game Management Unit 191, this property offers excellent mule deer hunting opportunities thanks to a healthy and stable population. GMU 191 is known for its favorable terrain and consistent deer movement across private lands, national forest, and nearby Cherokee State Wildlife Area. The property’s diverse habitat - featuring dark timber, scattered aspen groves, open meadows, and spring-fed canyons - provides ideal forage, cover, and travel corridors for mule deer year-round. Water sources like Bull Creek, Fish Creek, and Mill Creek ensure reliable hydration, further supporting wildlife health. With minimal hunting pressure over the past 20 years and thoughtful land management, hunters can expect strong trophy potential, with mature bucks typically scoring in the 120–160 class range. The terrain also accommodates both spot-and-stalk and ambush strategies, with natural features encouraging consistent deer movement. For those interested in meat hunts, doe harvests can be arranged at a lower cost. Reservation fees are due at the time of booking and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
