Notes from the landowner

Arkansas Valley sits just outside Rocky Ford, Colorado in GMU 125 and covers right at 200 acres. Hunters have access to the entire property, with some of the best turkey habitat found right along the Arkansas River bottom. Getting in is straightforward - park and take a short walk to the property. There are no blinds provided, but the property has plenty of natural cover to set up and wait birds out, and no shortage of good locations to stake a ground blind if that's your approach. Tags in GMU 125 are over the counter, so there's no draw required - just pick one up and go. There are also several small public areas in the vicinity that can easily be worked into your trip, giving you additional ground to hunt during your adventure.

Game and habitat information

Arkansas Valley sits in a zone where Rio Grande and Merriam's turkey ranges overlap, making it one of the more unique spots in Colorado - hunters here have a realistic shot at either subspecies, and hybrid birds are not uncommon. The Rio Grandes are the dominant presence, drawn to the Arkansas River corridor the way they are throughout eastern Colorado, using the cottonwood timber for roosting and the adjacent cover for loafing through midday. The Merriam's influence comes in from the west as the ranges converge along the front range foothills, and where the two populations meet, you get the occasional bird that shows traits of both. Roughly 40 acres of the property is true river bottom habitat - tall cottonwoods lining the Arkansas, dense understory, and the kind of thick cover that holds birds. Russian olive thickets scattered through the property add to that, providing additional structure that turkeys use heavily. The remaining ground opens up into native grassland that functions as the property's strut zones and feeding areas. It's a natural setup: birds come off the roost in the timber, work into the open ground to feed and strut, and cycle back to the cover throughout the day.

Payment Process

Reservation fees are due at the time of booking and are non-refundable. Outdoorsman fees will automatically process 7 days prior to the adventure. It is the responsibility of the party organizer to ensure each attending guest is added to the adventure at least 7 days prior, so they are charged accordingly.

Cancellation Policy

For turkey adventures, cancellations must be made more than 7 days prior to the scheduled hunt. Cancellations made within 7 days of the hunt will be subject to full charges.

Availability

If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.

Tresspassing

You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
