This expansive private property offers hunters just over 1100 acres, as well as an exceptional experience in a historic setting. The land has been family-owned for over a century, reflecting a deep commitment to conservation and sustainable land use. Not only does this ranch offer private acreage, but it also provides direct access to thousands of acres of the adjacent Roosevelt National Forest and the Cherokee State Wildlife Area, significantly expanding hunting opportunities. This ranch is primarily utilized as a cattle ranch and is subject to active cattle operations at any time - though livestock are typically removed by October. This means that during the rut in September there could be potential commotion from cattle ranching, although all game in the area will be accustomed to ranch activity. For those seeking on-site accommodations, a main house and two cozy cabins may be available for an additional fee, and pending availability they offer comfortable lodging options. Existing two-track roads facilitate navigation throughout the property; however, off-road travel is restricted to minimize environmental impact. Exceptions are made for game retrieval, though packing out on foot is preferred to preserve the land's integrity.
Located within Colorado’s Game Management Unit 191, this property offers a unique opportunity for elk hunters seeking a low-pressure, high-quality experience. While the local elk population is currently modest, it has been steadily increasing year after year, aided by ideal habitat conditions and minimal hunting pressure. The property itself features a rich mix of dark timber, aspen groves, open meadows, and spring-fed canyons, offering excellent cover, forage, and consistent water sources that naturally attract and support elk. Bull Creek, Mill Creek, and George Creek all supply game with water year-round. To maintain the quality of the hunt and support herd growth, only 1–2 bull elk hunters will be permitted access annually, ensuring an exclusive and carefully managed experience. Opportunities for cow elk harvests may be available at a reduced rate for those seeking a meat hunt. With thoughtful stewardship and a long-term focus on habitat health, this property provides a rare chance to pursue elk in a peaceful, uncrowded setting with strong future potential.

Reservation fees are due at the time of booking, and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
