Resort Valley Ranch is a private property near Foxton, Colorado, covering roughly 3,600 acres in GMU 461—a unit made up almost entirely of private land. That keeps pressure from the general public to a minimum and makes it much easier to draw a deer tag compared to more heavily hunted areas. Our family has owned and cared for this land since the 1940s, and we’re proud to open it up to responsible hunters who share our respect for the land and the wildlife it supports. This listing is specifically for deer hunting, with a healthy population of mule deer frequently seen across the property’s varied terrain. Over-the-counter bear licenses are also encouraged here, as bears are known to move through regularly, especially in the fall. If you spot a coyote while out hunting, we ask that you take the opportunity to help manage their numbers—but be sure you’ve got a small game license starting in 2025, since they can no longer be taken under an unfilled big game tag. Hunters are welcome to bring RVs for camping, and ATVs are allowed, but they must stay on the established two-tracks. Off-roading is strictly prohibited and will result in fines. The only exception is for retrieving harvested game, and even then, we ask that you stick to one path in and one path out. The property has a solid network of roads that provide access throughout, though some are shared community easements—so it’s possible you may see a neighbor passing through, though it’s typically quiet. While the ranch is listed on Hipcamp during the offseason, camping is completely closed to the public during all hunting seasons, meaning booked hunters will have the place to themselves. This land means a great deal to our family, and we ask that you treat it with the same care we’ve given it for generations. If you’re looking for a peaceful, well-managed property with strong deer activity and a chance at a bear or coyote along the way, Resort Valley Ranch is a great spot to punch your tag.
Resort Valley Ranch features a wide range of terrain that mule deer thrive in, from open parks and aspen stands to thick timbered ridges. The north-facing slopes are especially valuable, holding dense, dark timber that mule deer often use for bedding and daytime cover. Over the years, selective logging and good land management have encouraged strong regrowth in key areas, creating a patchwork of feed and cover that consistently draws in and holds deer. Water is another strength of this ranch—Last Resort Creek holds water through the winter and spring, West Resort Creek flows year-round, and eight natural springs are scattered across the property, keeping hydration sources steady no matter the season. These dependable water features, combined with the property's mix of shelter and food, create well-traveled corridors mule deer use daily as they move between bedding areas and prime feeding zones. In Colorado’s GMU 461, both migratory and resident mule deer herds are present, with migratory deer typically wintering at lower elevations on private lands such as Resort Valley Ranch—offering hunters solid opportunities to encounter mature bucks, especially during the late season. The rut can begin as early as late October and extend through late December, bringing increased movement and visibility. Hunters on this ranch can typically expect to see bucks in the 120–160" range, though the property has produced mule deer over 180" in the past.
By reserving an adventure on this property, hunters will have access for the entire season of which they've booked. The exception here will be archery season or any extended PLO seasons, which will be limited to 7-day hunts.
Reservation fees are due at the time of booking and are non-refundable. 50% of the outdoorsman fee will process 2 weeks after the draw results in this state are posted. If you are unsuccessful in the draw, reach out to IO and the situation will be handled accordingly. The remaining 50% will process 1 month prior to the hunt.
Cancellations made prior to placing a deposit will be taken care of immediately. Any cancellations needing made after placing a deposit will result in attempts to reschedule the hunt for a different season, or a different year. Please note that refunds are not guaranteed.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
