Took one for the team on this property. Three of us drove up from Denver for 3 days of fishing in Steamboat/Craig area. Low flow (147 cfs) skinny water on Yampa River Retreat yielded just a handful of Pike (bad sign). All three of us were shut out on trout -- honestly a first for us in 8 years of fishing together. As point of reference, the three of us landed over 60 brown/rainbow the following day on the Sarvis SWA below Stagecoach resv. No obvious improvements on this property, just two riffle/run/pools, one each on opposite ends of the property. Would certainly expect this to fish better at higher flows, but the pike and blue heron we saw don't bode well for the trout population here. Would not be motivated to make the drive/investment again to fish this property given so many better options on the Yampa.

Nice area of river only minutes from Craig The Hot summer has dropped the flows in the lower sections this location will do better when the flows increase. the cooler temps will allow the fish to return to this section nice runs at the top of property and at the end by the bridge

The Yampa was still blown out like chocolate milk so we did not even bother. It’s a wide section of the river with not much structure. The pond looked very fishy but we did not have any luck. Fished from kayaks on the first day. The wind was getting the better of us. Next morning ( we camped) I fished the pond for 3 hours first with a streamer but there was so much moss it was a pain. Went back around with a popper and got one giant hit. It might have been the pike the owner told me about but that was it. We left before noon. The pond has reeds all the way around it. There are a few places you can get thru them on the bank to fish. I tried wading but immediately sunk to my shins in the muck. A belly boat might have been the best option but with all the moss and muddy bottom getting in and kicking around might have been a challenge. I imagine as the warmer temperatures come the moss will get worse. Camping was fine. Plenty of room for a small camper. Property was easy to find and get into. Met Michael and he was very nice. I personally would not go back. Plenty of other properties to try!
