24 Ag Land is a DIY dove hunting property just east of Stratton, Colorado. This property offers access to roughly 650 acres of private land in a unit of Colorado that is predominantly private. It is split up into two separate parcels, but both are within about 2 hours of each other. There are houses and other structures tucked away in the corners of each parcel, so hunters please be aware of what is beyond your target and avoid discharging any firearms too closely to the residences. After booking you will receive property boundaries and maps inside the Infinite Outdoors app - take note of the red outlined boundaries for areas to avoid hunting. There is a row of trees to the east of one of the houses that may be used as a blind location and is marked as a blind location in the app - do not direct any shots west of those trees. No driving is permitted inside of the property boundaries - hunters may park to the side of county roads and access the property on foot.
24 Ag Land is aptly named, as the property is made up entirely of agricultural land. The crops on site are rotated each year and will rotate between corn and wheat. Some years will showcase harvested wheat stubble. Dove hunting will be quality in this area no matter the crop, but it may be difficult to find downed birds in corn stalks, so a dog is recommended. Stratton, and eastern Colorado in general, typically has a wonderful mourning dove migration in early September. Depending on the year and when the first cold snap comes, birds may stick around all month long in September before finally pushing south. A strong population of Eurasian Doves is also present in this region, providing shooting opportunities throughout the year. On this property there are also a few rows of trees that can be utilized for a natural blind but also serve as natural roost areas for birds to return to at the end of each day.
Reservation fees are due at the time of booking and are non-refundable. Outdoorsman fees will process automatically 48 hours prior to the adventure. It is the responsibility of the party organizer to ensure each guest is added to the party list prior to 48 hours, so charges may process accordingly.
Cancellations made 48 hours or more prior to the scheduled adventure will not be charged. Cancellations made within 48 hours of the adventure will be charged the full outdoorsman fee.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein
