The property boasts diverse terrain, presenting anglers with a variety of angling opportunities, including shallow and deep runs, as well as pools. The river gracefully meanders through a partially open canyon on the upper and middle sections, while downstream transforms into a canyon accessible to nimble anglers. Stretching over 45 miles, this portion of the river above Williams Fork Reservoir is not only a freestone river, but a haven for fly fishermen in search of a quiet stream amidst rolling hills, far from highways and foot traffic. The bank can be very inaccessible in high water, you will want to wait for the water to get below the high water mark so there is room for you to scramble down to the river. Rocks are very slippery.
This property is a beautiful but technical property, both when navigating the grounds and when it comes to fishing. You need to be in shape and prepared to fish this property, but the challenge can be worth it if you are up for the adventure. July, August, and September will most likely be the best months to fish this property as the water will have receded enough for you to down to the river.
Anglers can expect the easiest access near the parking area. The banks are gradual in this area. Downstream has steeper access but may be very rewarding and feels very remote. Large pools and great runs. Upstream access has gradual and steeper access throughout.
The river’s size is ideal for rainbows, browns, and the occasional cutthroat trout. Fish in the river range from 4 to 18 inches, offering a satisfying angling experience. For equipment, anglers are recommended to use 8’6″ 4wt and 9′ 5wt rods. A small pond on the property adds to the allure, potentially housing fish depending on the time of year. It serves as an excellent spot for kids to practice casting. Fly recommendations include midges, BWOs (Blue Winged Olives), caddis, stoneflies, and hoppers, ensuring a well-prepared and rewarding fishing experience in this picturesque corner of nature.

Nice property…although water level was low (~30cfs), the bottom third and top third access was challenging. I focused my efforts on the middle third, both above and below the bridge (which is roughly in the middle of the property). I can see why some members found it hard to fish during high water level months…most of the property is essentially inaccessible. I did manage to catch a handful of trout, including 2 decent size browns and one fat brookie. I tried dries for a while but surprisingly there was little interest. I caught most fish on a small streamer. When fish were present, the takes were aggressive. Word of caution: in addition to challenging river access, the river bottom is also very slippery. Contrary to what is indicated, there is no cell coverage if you are with Verizon. Also, there does not appear to be any fish in the ponds. Bottom line: if you like to bushwack and are looking for a good workout, this is the place for you. I suspect the bottom third and top third could be rewarding for the angler willing to put in the sweat equity required to access these parts.

Great stretch of water that really does fish longer the mileage suggests. There's tons of pockets, riffles, and structure and most held fish. I fished from 8AM - 1PM and barely fished a half of the river available. A 8'6" 4 weight was a real sweet spot and fished the water well. Fish range was 8" - 14" and I got browns and brookies. Would recommend for the folks that like classic creek fishing.

Sorry for the late review. The property is perfect. There is easy access fishing close to the parking and more difficult access fishing (north and south). I walked from the north end of the property to 2/3rd of the way up the south end of the property. Water was fast (over 300 cfs), but was able to streamer fish and catch 3 fish on the day, 2 brown and 1 rainbow. Will definitely be back this summer.
