Located in one of northwest Colorado’s most well-known elk migration corridors, this 1,040-acre private property offers a structured, semi-guided hunting experience built for hunters who prioritize opportunity and a well-managed environment. This family-owned property has been managed for over 30 years and sits at approximately 6,500 feet in elevation. This region is widely recognized as part of the “Elk Hunting Capital of the World,” and the property is positioned to take advantage of that seasonal migration. This is a low-pressure, semi-guided setup operated in partnership with Tallent Outfitters (#2014), designed to maintain consistent game patterns throughout the season. Hunters are assigned to a designated bunkhouse or camper location and remain in that area during their stay. By limiting movement across the property - both on foot and by vehicle - elk are less likely to be disturbed, helping create more predictable opportunities over the course of a hunt. This is a non-exclusive hunt, with multiple parties on the property at once, making it a good fit for hunters who enjoy stationary hunting with added support. Lodging is provided in one of seven strategically placed shooting bunkhouses, each designed for two hunters. Each unit includes two beds (one downstairs and one upstairs), propane heat, shooting windows for hunting directly from the structure, and an upstairs porch for additional visibility. Hunters can drive directly to their assigned bunkhouse for easy access. A hot plate is provided for simple meal prep (no stove), and hunters should plan to bring their own food. Outdoor cooking is allowed, and hunters are welcome to bring a tent stove for use outside. On-site support includes assistance with field dressing and help transporting harvested animals to a centralized hanging rack. After recovery, hunters are responsible for taking care of their meat - there is a local processor in Craig that has fast turnaround times.
This property is made up of classic northwest Colorado high desert terrain, consisting primarily of rolling sagebrush hills, open basins, and scattered pockets of thicker cover. The landscape offers long sightlines across the property, with subtle elevation changes, draws, and ridgelines that naturally influence how elk travel through the area. The mix of open ground and broken terrain allows elk to move while still maintaining security, especially during daylight hours. Positioned within a well-known migration corridor, this property sees its highest concentration of elk later in the season as animals begin transitioning out of higher country. During 1st rifle, the property typically holds fewer elk overall, but there is a consistent residential herd that frequents the area and provides solid hunting opportunity. These elk are familiar with the terrain and tend to use the same travel routes, making them more predictable for hunters willing to stay patient and hunt the setup. The sagebrush flats and rolling hills serve as both feeding and travel areas, while small draws and terrain breaks offer bedding and protection from wind. Elk will often move across the open slopes during early morning and late evening hours, using the terrain to their advantage throughout the day. Because of the property’s location, it can also pick up early movement from migratory elk depending on weather conditions, hunting pressure in surrounding units, and timing within the season. Overall, while this property is not at peak elk numbers during 1st rifle, it offers a dependable opportunity at resident elk in a landscape designed for visibility and controlled hunting. As the season progresses, elk numbers typically increase, but early season hunters can still find success by focusing on consistent travel patterns and remaining patient within the low-pressure setup.
