River*** The photos in this listing will give you a great idea of what things look like in the Fall, Winter, and Spring.
Located 40 miles outside of Steamboat Springs you will find this beautiful ranch with 1 mile of access on the East Fork of the Williams Fork River. This property is a little bit off of the beaten path so if you are looking to get away from the crowds then the Old Maid Gulch is where it’s at. They say Routt County has a high-density fish population with a low-density human population, the perfect combo.
Access to the river is fairly easy in most areas. You can fish through the BLM lands on this property, however, the banks are quite steep on the BLM side. You have access to both sides of the river. As long as the water is wadeable you can crisscross the river to hit more fishing holes and banks.
Due to livestock and other concerns, dogs and other pets are NOT permitted on this property.
Late May – September is a great time to fish this property. You will find Brook, Brown, and Rainbow Trout on this stretch of the river. Come summer, hatches abound and the dry fly fishing can be phenomenal. Mayflies, Caddis, Terrestrials, Salmonflies, and small Stoneflies will all catch fish in both their dry and nymph varieties. The surrounding area is also known for its scenic beauty, with the river flowing through forests and meadows and surrounded by the peaks of the Rocky Mountains.
This property is managed in partnership with RareWaters. By booking this property, you agree to RareWaters's Terms of Use and Privacy Policy.

What a complete disappointment and total waste of money. We paid $300 in rod fees and drove over an hour and a half from Steamboat Springs only to find the stream unfishable. The water was chocolate brown. We made a few casts and quickly figured out it was hopeless. A trout couldn’t see a fly if it hit him in the head. It did rain the day before but the thunderstorms passed quickly. I have no idea how the stream conditions became so poor. When we returned to Steamboat , the Yampa was crystal clear. Next time we won’t risk it and will use a guide service that allows you to make date adjustments.

Spent the day at Old Maid Gulch. Fished from 9am - 4pm Flows were skinny but decent enough to hold fish in all the typical places they should be. Fishing was slow the first hour or so with air temps around 40 degrees and water temp at 55. Once the sun got up the fish turned on to droppers then drys. Caught mainly cutties and a few whitefish Fished the full length of the property beat twice needing to be on the love and skip the skinny water. Overall a nice property and willing smaller fish and a fun day. I’d say this property is very dependent on water flow (and there is no flow gauge I could locate online to help know the flow).
