Notes from the landowner

Collective Spaces is a 204-acre working farm in Halifax County, Virginia, offering a 5-day DIY buck hunting experience on a property that's been actively managed and opened up for access. If you're looking to harvest a doe, a separate doe-only listing is available on the Infinite Outdoors platform. Several miles of trails run through cleared areas across the land, all drivable with a smaller vehicle and accessible to hunters looking to cover ground efficiently. The half-mile entrance road handles trailers and tow-behind campers well under normal conditions - if heavy rain is in the forecast, plan to park closer to the front of the property to make your exit easier. Anyone caught in wet conditions with a heavy trailer is welcome to leave it on site and return for it later rather than risk getting stuck.

The property has a covered kitchen platform with a 3-burner stove, shelves, tables, and a sink available for hunter use, along with fire pits throughout the land and a larger one near the kitchen area - downed wood is free to use. There are no provided tree stands, but we're happy to offer a setup day with any stay of appropriate length so hunters can hang cameras or hang-on stands. All stands must be non-permanent and taken down at the end of your hunt - saddle setups or ground blinds work best for this. There are no bathroom facilities on the property currently, so please practice leave no trace. One thing to keep in mind: this is an active farm, and while we'll stay clear of hunting areas during your stay, the area around the metal barn and old house near the front of the property remains in use. Camping is available and can be booked through HipCamp - see the FAQ's below for the link.

Game and habitat information

South-central Virginia consistently ranks among the top regions in the state for trophy whitetail bucks, and Halifax County sits squarely in that zone. Virginia's statewide whitetail population hovers around one million animals, with the south-central counties carrying a healthy share of that density. The habitat at Collective Spaces reflects exactly what mature bucks need - diverse cover, reliable water, and natural food sources all within a compact 204 acres.

The property's mix of habitat types is a genuine advantage. The recent clearcuts, now five to six years into regrowth, have produced the kind of dense undergrowth and bramble thickets that whitetail bucks use for bedding and sanctuary. The older timber along Sandy Creek provides open travel corridors between feeding and bedding areas, while the dense mid-age forest on the western portion of the property offers low-pressure refuge that sees very little human activity. Sandy Creek and a spring-fed pond provide consistent water sources, and the fruit trees scattered across the property - peach and plum - offer a natural soft mast draw that can be a significant edge during season. The marshy areas where tributary creeks feed into Sandy Creek are classic pinch points and transition zones that deer funnel through, making them natural stand locations for any hunter willing to put in the scouting time.
