As Ben predicted, the water was high (and chocolate milk). With lower water levels this property would be very good.

Made the long drive to check out this new property. Entrance is not marked so be sure to have GPS coords. Beautiful property with many trout habitat improvements. However, shallow, slow and gin clear water in early October revealed no trout active in the stream at these reduced flows (27 cfs at Hamilton). Two of us covered over a mile of river in about 1.5 hrs without turning/seeing a trout, and decided to pack up and head to another location. I WILL try this property again given quality of the stream system, guessing angling will be improved at 50+ cfs (?). This is a stream where RW member intel will be helpful to establish prime fishing conditions, particularly important given remote location.

Let's get the good stuff out of the way first. The ranch, while remote, is located in a beautiful valley and kudos to the landowner for making significant improvements to the stream. It is really picture perfect except for one critical aspect: 2 seasoned fishermen could not find a single trout and it was not for lack of trying. We tried streamers and hopper/dropper but after 2+ hours, we could not catch nor see a single fish in the roughly one mile of river we covered. Arguably the water level was on the low side at 27cfs but still, we were totally baffled by the total lack of activity. I will give this ranch the benefit of the doubt that at some point during the year, trout are present in that stream as it looks like perfect habitat. Maybe our timing was wrong. It was a hard pill to swallow as it is a 4-hour drive from Denver. Also, the lack of signage and cell phone coverage made finding the right location a bit of a challenge. It would have been really beneficial to get some guidance prior to our trip in order to set our expectations.
