

24 Ag Land is a DIY pheasant hunting property just east of Stratton, Colorado. This property offers access to roughly 650 acres of private land in a unit of Colorado that is predominantly private. It is split up into two separate parcels, but both are within about 2 hours of each other. It is recommended to look at recent property updates, shown on this page, prior to booking a hunt at this location. The reason for this is the property updates will show what is actively planted on the property - in years where it is growing winter wheat, the pheasants will not regularly use this property like they do in years with corn or wheat stubble. So, hunters are advised to check current conditions in the property updates section of the listing. There are houses and other structures tucked away in the corners of each parcel, so hunters please be aware of what is beyond your target and avoid discharging any firearms too closely to the residences. No driving is permitted inside of the property boundaries - hunters may park to the side of county roads and access the property on foot.
24 Ag Land is aptly named, as the property is made up entirely of agricultural land. The crops on site are rotated each year, and will rotate between corn and wheat. Some years will showcase harvested wheat stubble. Please take note of the most recent property updates to see which crop is currently planted. The most successful pheasant hunting on this property is in years where corn is planted, or the fields are left in stripper stubble (wheat stubble). These two crops provide cover and food that pheasants in this region of Colorado thrive in. There are also several rows of trees on the property that provide additional cover and wind breaks. Eastern Colorado's pheasant population fluctuates from year to year based on spring and summer conditions. Look for years where the spring and summer bring good moisture, not a lot of hail, and healthy growth in vegetation. As successful broods develop, so will the overall population.
Reservation fees are due at the time of booking and are non-refundable. Outdoorsman fees will process automatically 48 hours prior to the adventure. It is the responsibility of the party organizer to ensure each guest is added to the party list prior to 48 hours, so charges may process accordingly.
Cancellations made 48 hours or more prior to the scheduled adventure will not be charged. Cancellations made within 48 hours of the adventure will be charged the full outdoorsman fee.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein
