12073The Dry River property offers access to over 11,000 acres of private ground spread across several separate tracts located just north of Joes, Colorado in the eastern plains. This listing includes parcels in both Unit 101 and Unit 102, providing hunters flexibility across unit boundaries. For whitetail hunters, this is especially important, as the whitetail-only tag in this region is valid in both units. The ground ranges from open sandhill country in 101 to river-bottom and ag-transition habitat in 102, giving hunters a variety of terrain to work with. Access across the parcels is primarily foot travel in areas without established two-tracks or roads. Where existing roads or two-tracks are present, vehicle use is allowed, but hunters must remain strictly on those established paths - no off-road travel or trail creation is permitted. Several tracts border county roads, allowing hunters to plan entry based on wind direction and approach from different sides. In addition, nearby walk-in access and public lands may create outside pressure that can shift deer movement toward private boundaries. Camping is not permitted on the property, but lodging is available in nearby towns such as Joes and Yuma, Colorado. This is a true DIY hunt with no additional amenities provided.
This whitetail property centers around the dry Arikaree River corridor and the surrounding agricultural ground in Unit 102. While the larger landscape includes open sandhills and rolling plains, the true whitetail habitat lies in the tree-lined river bottom and along the edges of nearby irrigated crop fields. The Arikaree River in this stretch is a completely dry river channel except after significant rainfall, but the wide sandy bottom and mature cottonwood trees create a natural travel corridor with shade, security cover, and consistent movement. Whitetail use this river-bottom habitat as a primary route between bedding cover and surrounding ag fields, especially during early morning, evening, and the rut. The nearby pivots and farm ground provide dependable food sources that help hold deer in the area and concentrate movement along transition edges. While some portions of the property extend into more open sandhill country, particularly toward the Unit 101 boundary, those areas typically do not hold consistent whitetail activity and should not be the primary focus for hunters targeting this species. This is a river-bottom and ag-transition whitetail hunt, and success will come from keying in on cottonwood corridors, field edges, and natural travel routes. DIY hunt with no additional amenities provided.
