776This property includes 780 acres split between two separate parcels, located just a few miles north of the South Platte River near Mitchell, Nebraska. The property offers a relaxed and enjoyable experience for dove hunters, with plenty of space to set up along field edges, tree lines, and near water sources. Early season hunts can be productive, especially around harvested grain fields and creek crossings where doves tend to feed and fly through. There’s room to spread out, and the layout works well for small groups or solo hunts. Access is straightforward, with entry points off public county roads. Hunters may park responsibly along the roadside, as long as they’re not blocking traffic. All hunters must follow Nebraska state regulations for migratory bird hunting, bring their own valid hunting license, and supply any necessary gear such as decoys, stools, or blinds, depending on how they prefer to hunt. While there's no camping or lodging available on the land itself, overnight accommodations are easy to find in Mitchell or Scottsbluff, both of which are a short drive away.
The acreage on this farm is split between two parcels, offering a strong mix of irrigated cropland, open skies, and water access—the kind of setup that doves tend to key in on during their early fall migration. On the East Farm, about 397 acres are planted in irrigated alfalfa and corn, providing a dependable food source that attracts doves as they funnel through western Nebraska in early September. The surrounding 200 acres of rolling hills, covered in native grasses, yucca, and shrubs, give birds places to loaf and rest during the heat of the day. Spotted Tail Creek cuts through this section from northeast to southwest, offering a steady water source and flyway corridor that doves often follow during their southbound push.
The West Farm adds another 125 acres of corn, with 60 acres of native grassland and low hills. These open areas near feed and cover are ideal spots for dove hunters to set up in the morning or late afternoon, especially when the weather is warm and birds are on the move. The edges between crop fields, bare patches, and fence lines can be particularly productive during the migration window, and the open terrain makes for clear shooting lanes. With minimal pressure and the right timing, this property lines up well for hunters looking to catch the front edge of the September flights.

Reservation fees are due at the time of booking, and are non-refundable. The outdoorsman fee will process automatically, 48 hours prior to the hunt.
Cancellations must be made 48 hours or more prior to the adventure. Cancellations made within 48 hours will be subject to partial or full outdoorsman fee charges.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
