Notes from the landowner

Tucked into Halifax County, Virginia, Collective Spaces is a 204 acre working farm offering DIY eastern turkey hunts. This property is actively managed, which creates many opportunities for quality hunts! A network of trails cuts through the cleared fields and timber edges, which are easy to navigate in a smaller vehicle. The farm's main entrance road is about a half a mile long, and is built to handle trailers and large vehicles without issue in normal conditions. If rain is in the forecast, we ask that you park closer to the front entrance so you're not fighting mud on your way out.

We offer a covered kitchen platform on the property stocked with a 3-burner stove, sink, shelving, and table space. Fire pits are scattered around the farm, and downed wood is free to use. Please do not take it upon yourself to cut trees for firewood. There are currently no bathroom facilities on site, so plan accordingly and practice leave no trace policies. This is a working farm, and while hunting areas are avoided during your adventure, the front acreage of the property may be used for farming operations while you're on property. Game and habitat information

Virginia's statewide wild turkey population is estimated at approximately 180,000 birds, with the highest population densities found in the Tidewater, South Mountain, and South Piedmont regions - putting this property in one of the strongest pockets in the Commonwealth. The habitat at Collective Spaces reflects exactly what eastern turkeys need to thrive - a working mix of roosting timber, open strut zones, and reliable food and water. The mature timber along Sandy Creek offers ideal roosting cover, with tall trees near water and open sightlines below that toms favor for both roosting and morning fly-down. The cleared fields and old farm ground scattered across the property give birds the open strut zones they need come spring, while the recent clearcuts - now five to six years into regrowth - provide exactly the kind of low, thick brood cover hens rely on for nesting and raising poults. The transition zones where timber meets field, and where tributary creeks cut into Sandy Creek, are the natural funnels birds use to move between roosting, feeding, and strutting areas - and they make for some of the best listening and setup spots on the property.

Payment Policy

Reservation fees are due at the time of booking and are non-refundable. The outdoorsman fee will automatically process 7 days prior to the hunt - it is the responsibility of the party organizer to ensure each guest is added to the adventure more than 7 days ahead of time.

Cancellation Policy

For turkey adventures, cancellations must be made more than 7 days prior to the scheduled hunt. Cancellations made within 7 days of the hunt will be subject to full charges.

Property Availability

If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released.

Tresspassing

You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
