NoThis property offers 1 mile of fly fishing access to the popular Arkansas River. Only 2 hours and change from Denver, anglers will be a short drive away from the popular vacation towns of Salida and Buena Vista. This valley comes alive during the summer and is a lot of fun for the family. Anglers can expect to net plenty of wild brown and rainbow trout during their visit. As you can see from the photos, the scenery isn’t bad either.
While on the property, your options are nearly limitless. The upper section of the property offers deep runs, steep banks, and large structure. With multiple fishing lanes, you will be able to target rising fish with a dry fly setup to euro nymphing and streamer fishing til your heart’s content. As you work your way downstream the river shallows out for 1/4 mile with pocket water. Towards the downstream boundary, you will find a large pool that holds plenty of fish. At the backside of this pool, the river picks up steam and goes into some great pocket water that holds opportunistic, aggressive fish.
Access is easy-moderate closest to the downstream boundary. Just follow the dirt road down to the river and follow the river upstream. Please note, at this property you only have access to one side of the river. The other side of the river is private property.
** All persons are now strictly prohibited from crossing the irrigation ditch anywhere on the property- typically done by walking across wood boards over the ditch. Anglers must travel up or downriver strictly on the riverbank/in the water.
Due to livestock and other concerns, dogs and other pets are NOT permitted on this property.

Rod Recommendation: 4-weight, 8'6" this is a great option for the Mother's Day caddis hatch. Use your 9' 5-wt for the all-purpose nymphing or hopper set up, and 9'6" 6-wt. for streamer fishing.

There are nice fish on this property. My definition of nice is 15" or so. Covered the entire property bottom-to-top. The video is confusing as there is no nice grassy area that I saw. My opinion is that dividing the property into quarters, the top quarter is shallow riffles, next quarter is a fairly long run with a deeper channel, then shallow riffles, and then the deeper pools followed by pocket water in the last quarter near the access road. While I did catch nice fish, I did not enjoy fishing this property. The wind direction may have played a factor, the road noise was aggravating. And on "our" side there is an irrigation ditch being maintained, so bulldozer and backhoes on "our" side the whole day. I found myself aggravated, not what I want out of a day. The flow was down, ~250 cfs so I was able to walk upstream along the dry cobbles for quite a ways, otherwise in the river or bushwhacking. But even so access is crazy hard and when flows come up, I would only fish the bottom quarter. I am not an aggressive wader, I was not comfortable trying the lowest pocket water (steep banks, brush). BUT, this was my experience and you may find it different/better. I caught fish in the lower quarter and the third quarter. Nothing in second and fourth/top quarter.

Water temp was about 42 degrees and flow was around 220 cfs. Water was clear. Directions to the property and river were spot-on. We can only fish the east bank out to the mid river and are supposed to walk in the water or stay close to the bank and avoid the irrigation ditch. That made it tough to go downstream from the access point. Not sure how far downstream the property goes from the access point, but it would be almost impossible to fish due to the slope and the willow trees. Caught 1 nice 16 in rainbow for 4 hours of fishing on a zebra midge. I want expecting much action for this time of year, but I hoped too have seen more fish. The property didn’t have mulch in the way of the slow deep pools that tend to hold fish in the winter, but it looks like it would hold plenty of fish during the summer and fall. Flows above 500 cfs might make for tough fishing as you could get stuck higher on the bank trying to bushwhack through some pretty thick brush/trees.

A late February visit found warm temps, sunny skies, and a low/clear river. I saw a few trout and caught a nice brown on a small zebra nymph. A couple passing rafters said they saw lots of trout in their journey down the river. Property was beautiful and I am grateful to RW and the landowner for making this property available.
