4655 ft.Gander River is a DIY deer hunting property located within the city limits of Greeley, CO. This is an ARCHERY OR MUZZLELOADER ONLY property. Planted in GMU 94, this property resides on the South Platte River, surrounded by untouched land. Hunters will have the ability to place tree stands on site and will be given ample time to scout the area prior to the season. City owned land to the east, and a large property to the west that has never received hunting pressure, leaves Gander River right in the middle of a deer highway. The whitetail population here is extremely high, with nice bucks being seen consistently. IO payment process is as follows: A reservation fee that is non-refundable. 50% of the outdoorsman fee will be processed two weeks after the Colorado license draw results are posted, or at time of booking if after posting dates. The remaining 50% will be processed 1 month prior to your arrival on the property to hunt.
This riverside property contains a variety of great habitat for whitetial deer. The combination of tall cottonwoods, grasses and abundance of water allows for deer to live on and around the property throughout the year. During the fall months, deer tend to travel throughout the property looking for does and then to use the property for their breeding/rutting grounds. This property gives hunters the chance at hunting those elusive city bucks!

Hunters must cancel within 2 weeks after the draw results post. If deposit is made, we will push you to following year/season if possible.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released. All big game hunts may be pre-booked for future seasons; reach out to IO to inquire.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
