Evans South Platte is a 37-acre DIY whitetail deer hunting property on the South Platte River in GMU 94, located inside the city limits of Greeley in Weld County, Colorado. This is an archery and muzzleloader only property, built for hunters who want close-range shots at quality whitetail bucks without driving hours into the backcountry.

The property sits along the South Platte River corridor, where water, thick river-bottom cover, and natural travel routes all come together. City-owned land borders the east side, and a large neighboring property to the west has never been hunted. That puts Evans South Platte right in the middle of a deer highway, with whitetail moving through the river bottom every day. The deer population here is high, and nice bucks are seen consistently.

Hunters are allowed to hang their own tree stands on site, and you will have ample time to scout before the season opens. Learn the trails, find the pinch points along the river, and have your stands set well before opening morning. With the property inside Greeley, food, fuel, and lodging are only minutes away.

Evans South Platte is open during archery and muzzleloader seasons only. Deer licenses for GMU 94 are issued through the Colorado big game draw, so plan to apply during the CPW application period. This riverside property offers a variety of excellent whitetail habitat. Tall cottonwoods, native grasses, and an abundance of water give deer everything they need to live on and around the property year-round. During the fall, bucks travel throughout the property searching for does, and the ground becomes a hub for breeding and rutting activity. Set up along travel routes between cover and water, and be ready when bucks start cruising during daylight. Evans South Platte gives hunters a real chance at one of those elusive city bucks!

Hunters must cancel within 2 weeks after the draw results post. If deposit is made, we will push you to following year/season if possible.

If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released. All big game hunts may be pre-booked for future seasons; reach out to IO to inquire.

You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
