40 acresEvans South Platte is a property spanning 40 acres just south of Evans, CO. Because this property is technically within city limits, it will only be used as an ARCHERY or MUZZLELOADER hunt. Nested in GMU 94, this property rests on the South Platte River as it runs right through the center of the property. This river sees whitetail deer all year round and is sure to attract new deer every year. Hunters will be given one day prior to their hunt to set up their own tree stands if they wish to hunt from one. There are no provided stands on this property, nor are there any ground blinds to hunt from. Hunters will be expected to get their stands out on the last day of their hunt. IO payment process is as follows: Reservation fees are non-refundable. 50% of the outdoorsman fee will be processed two weeks after the Colorado license draw results are posted, or at time of booking if after posting dates. The remaining 50% will be processed 1 month prior to your arrival on the property to hunt.
Evans South Platte sits in an ideal location for whitetail deer hunting. This property is nestled up against the South Platte River making it meet requirements when looking at whitetail habitat. Wild grasses run along the riverbanks which provide a food source in addition to multiple agriculture fields around the property. Cottonwood trees and tall grass make for good bedding areas during the daytime hours. Rut activity is expected to pick up in November as the days get shorter and the temperature gets cooler. Deer often times feed in early mornings or evenings and will move up and down the river corridor.

Hunters must cancel within 2 weeks after the draw results post. If deposit is made, we will push you to following year/season if possible.
If there is a lapse in availability, please do not be discouraged to reach out to IO. All calendars are set and managed by landowners, and unavailability is set by them. However, IO is willing to reach out on your behalf, to check on available dates. Other reasons for unavailable dates include biologist recommended hunter/harvest quotas that landowners implement, as well as state season dates not being released. All big game hunts may be pre-booked for future seasons; reach out to IO to inquire.
You are not legally allowed to access the property, for any adventure, prior to your selected access day. If you try to access the property at all before your selected date(s), without prior approval from IO, you will be subject to trespassing and punishments therein.
