Notes from the landowner

Rabbit Gulch is a DIY deer hunting property that lies on120 acres, located in a remote and protected region near Estes Park, Colorado. The access is via 2 locked gates from the east only. It has National Forest to the north and south, with miles of undeveloped terrain in each direction. This particular property is very secluded with one neighbor to the west about 3/4 of a mile and a few neighbors to the east about a mile away. Though on the smaller side, Rabbit Gulch sees game on and around the property during all seasons. There is not public access to this area. Pole Hill road is an isolated development of 16 parcels with only one year-round resident so the area in general does not see much traffic during the year. The north fork of the Little Thompson runs through the property, providing a local water source for all game in the area. The property has considerable rocky outcroppings and difficult terrain in places. This is a DIY opportunity, anyone accessing the property needs to bring all things necessary. All attending parties must be members of Infinite Outdoors to legally access this property.

Game and habitat information

Rabbit Gulch is known, for the area's healthy population of mule deer. The stream that runs through the property provides a natural drainage and path that deer will utilize moving in and out of the area. It also gives deer reason to stay close to the area, so they don't have to travel far to find a water source. The timber on the property is thick enough to provide many bedding areas, while still open enough in areas to forage and graze. This property has direct access to public lands on the north and south boundaries that are not accessible by the general public. The area has a history of minimal hunting pressure, which bodes well for hunters who are accessing this land.
